Completing a commercial mortgage with First West

Service level commitments
- Requests received prior to 3:00 PM (Pacific Time) during business hours will be processed same day, providing all disbursement instructions and relevant documents are received.
- Requests received after 3:00 PM (Pacific Time) may not be processed until the next business day and there is no guarantee of same day funding. All disbursement instructions and relevant documents must be received with the funding request.
- Requests received during the weekends or statutory holidays will be processed the next business day providing all disbursement instructions and relevant documents are received.
- Priority Rush requests for same day funding will be considered. This is when you expect the request will be sent after 3 PM but same day funding is critical to complete the transaction. Please be proactive and contact First West Commercial Lending Administration at least 30 minutes prior to daily cutoff (3:00 PM, Pacific Time). In cases where we can accommodate the request, we will provide either verbal or written confirmation that the mortgage will be funded same day.
Documentation and requests for funds
Documentation
For preparation of lending documentation refer to the Commercial Lending Documents template folder which can be accessed through the FWCU External Collaboration Portal.
Request for Funds
Refer to Service level commitments for details on time requirements for funding requests. When requesting funds, email FWCommerciallending@Firstwestcu.ca with the following:
Email subject line: Member Name – Request for Funds/Funding – Advance Date
Request for funds must include:
- Dollar amount(s) for deposit to your trust account
- Signed loan agreement(s)
- Current insurance confirmation
- Signed and registered Form B
- Direction / Authority to pay
- PPSA Registration(s)
- Title insurance if applicable
- Disbursement instructions (Credit to a First West Credit Union trust account. Include your branch and membership number. For alternative methods, contact First West Commercial Lending Admin)
Note: Funding may be delayed due to irregularities or discrepancies. CLA will notify you of any delays exceeding our regular service level commitments.
Submission of Security Documentation
All security document packages, Final Reports, and STCs are to be uploaded to our FWCU External Collaboration Portal.

Discharge requests
All discharge requests are to be routed through Dye & Durham – AtSource Solutions Inc. unless your security is part of our exceptions noted below. Please contact AtSource at dyedurham.com or 604-538-3221 for account set up and any questions you may have.
Please provide a payout statement request 3 to 10 business days prior to the closing date. Requests received within 2 days of the closing date could be delayed and will be completed on a best effort basis.
- Exceptions to using AtSource would include PPSA, Lease Land, Indigenous Land or Marine Mortgages. If you would like to request this type of discharge, please email us at FWCommerciallending@firstwestcu.ca
Payout Funds
First West Credit Union has adopted the AtSource eChequeOut solution to receive funds electronically and this is the preferred method for receiving funds. Alternatively, you may courier a cheque and payout package to the First West Credit Union head office in Langley at 200 – 19933 88th Ave Langley, BC V2Y 4K5 or drop off a cheque and payout package to a local Envision Financial, Valley First or Island Savings branch.
